Who do I speak to if I have problems with my tenancy?

What references do I need to get?
Campbell+Dean will take up references from your previous landlords, employer and character referees. A credit check is also completed for each applicant.
To support your application proof of address and either your passport, national ID card or UK driving licence will need to be brought to our office for verification.
Who is responsible for contacting the utility companies after I move in?
Campbell+Dean will contact will contact the relevant utilities and supply them with meter readings. We will also notify the relevant local authority for council tax purposes.
How do I pay rent?
When you sign your tenancy agreement you can pay by debit card at our office. You will then need to set up a monthly standing order with your bank and we will issue you with our client account details and reference to set this up.
When will the rent leave my account?
Generally rent is paid by a standing order mandate and will leave your account 1 day prior to the rental due date in order to be in our client account on the due date (The due date is typically, although not always, the date on which you moved in).
What happens if my rent is paid late?
Any problems with rental payments, that may result in late payment, should be conveyed to Campbell+Dean as soon as possible. Arrears letters (for which you will be charged) will be issued if rent remains outstanding beyond 5 days after it was due. Interest will be charged until payment is made.
How do I serve notice to vacate my property?
Notice would need to be served in accordance with your particular lease agreement by recorded delivery to Campbell+Dean’s office, in person (a receipt will be issued) or by emailing lettings@staging1.campbellanddean.com
Confirmation of your notice will always be required in writing with the signatures of all parties to the lease. Please ensure that your property address is referenced. Notice should be addressed to:

Will I incur a penalty if I end my lease agreement early?
Your primary liability is for rent until the end of the contract. If your a tenancy agreement is a Private Residential Tenancy agreement there will be no penalty.
A Short Assured Tenancy Agreement may incur a penalty and your agreement will state if there is one for ending the agreement early.
How do I know what my final rent payment will be?
We provide you with this information in our vacating paperwork; if this has been misplaced we can provide you with a copy, please email lettings@staging1.campbellanddean.com or call o1324 578 304.
How will my payments cease at the end of my tenancy?
You should contact your bank directly to cancel your standing order once the last payment has left your account. It is your responsibility to change the final standing order value with your bank, if you forget to do this then there is a small administration fee £6 inc. VAT for us to process this overpayment. Please email accounts@staging1.campbellanddean.com with your request and include your bank account details on this. Once received re-payment requests will take approximately 5 working days for the payment to be return.
What should I do with the keys at the end of the tenancy?
Campbell+Dean will conduct an exit inspection with you at the end of your tenancy. 7 days before the end of your tenancy you should contact Campbell+Dean to arrange a convenient time for the exit inspection to be conducted. Exit inspections can only be conducted on weekdays between 10:00 and 16:00. At the inspection we require your forwarding address and also the details of your current utility providers.
Please note that you will be liable for rent on a daily basis until the keys are returned.
What expenditure should I expect at the end of the tenancy?
As an outgoing tenant typically your costs will be associated with professional cleaning of the property. Any discrepancies between the check in and check out may result in deductions from your deposit.
What is a Deposit Protection Scheme?
Your deposit will be protected in Deposit Protection Scheme. In line with legislation introduced in July 2012. Campbell+Dean use SafeDeposits Scotland.
When will I get my deposit back?
Once the final inspection has been carried out, we will advise you of our findings, agreeing deductions, if any are applicable. We will contact the Deposit Protection Scheme and arrange for the necessary refund to take place, you then have the opportunity to log on and either agree or dispute the amount. Both landlord/agent and the tenant can log on at any point after the lease end to start the refund process. You will need to have your Deposit Repayment Number (DRN). If you do not hold a note of this please contact SafeDeposits Scotland who will assist you. You can then log on to their website and start the process.

- Friends and family – don’t miss out on those greetings cards

- If you are undergoing any hospital treatment make sure they have the right contact details for arranging appointments
- Your Employer for payslips – it’s a good time to update your emergency contact details too

- Don’t forget to update the delivery address held for you by grocery delivery companies, Amazon, Ebay, Paypal and others.
It is advisable to set up a mail forward with Royal Mail. New tenants are advised to mark any post and “no longer at this address, return to sender”
