How much will it cost me to let my property?
The costs involved in letting your property consist of:
Energy Performance Certificate
An Energy Performance Certificate (EPC) will need to be made available before marketing of the property can commence. If you have a recent Home Report an EPC forms part of this report and can be obtained from this report.
Fire Safety
The instillation of mains wired smoke and heat detectors in the property will need to be completed prior to any tenancy commencing. Whilst preparing a property to let would this is the opportune time to install these.
Gas Safety
An annual Landlords Gas Safe Certificate has to be completed and must be exhibited in the Tenant Information Pack. It must be made available before a tenancy commences. A Carbon Monoxide alarm should also be installed.
Electrical Safety
Electrical Installation Condition Report (EICR) and Portable Appliance Test) PAT certification need to be completed every five years.
Landlord Registration
Landlords need to register with their Local Authority and landlord and property registration needs to be renewed every three years.
Legionella Risk Assessment
Campbell+Dean can arrange this for you and more information and costs are in our instruct an agent, as some will charge an additional fee.

Are there any additional marketing costs?
Your agent should advise you of any marketing expenses but it is worth checking this before you instruct an agent, as some may charge an additional fee for advertising etc. Campbell+Dean do not charge the landlord a marketing fee or a fee for erecting a sign board.
Are there any costs for renewing a tenancy agreement?
Agents often charge for renewing a tenancy agreement at the end of the initial term. Campbell+Dean do not charge a fee for renewing a tenancy agreement.

Who will conduct viewings on my property and when will they occur?
Campbell+Dean conduct all viewings, which are always accompanied. Viewings can be conducted during office hours as well as at weekends and in the evening. Accompanied viewings also mean we can use our expertise to help let your property and vet potential tenants.
It is advisable to choose an agent that offers this flexibility.
Do I need to be present for viewings?
You do not need to be present for viewings. It is worth noting that tenants often feel more relaxed when the owner is not present.
How much is the tenant’s deposit and what happens to it
Typically this is a calendar months rent plus £50 and is payable upon the signing of the Tenancy Agreement. The deposit should then be registered with a tenancy Deposit Protection Scheme within 30 working days.
Campbell+Dean will lodge all deposits taken with a Deposit Protection Scheme. We use SafeDeposits Scotland.
What does a Deposit Protection Scheme involve and how does it protect me?
Any tenancy deposit now accepted by a Landlord must be paid into a Deposit Protection Scheme within 30 working days of the start of the tenancy. This means that at the end of a tenancy any deposit disputes are dealt with efficiently and fairly.

How long does it take to receive my rent once paid by the tenant?
The rent due date is typically the date that the tenant moved in. Rent payments made to our Client Account will be paid to a landlord within five working days.
Who is responsible for notifying the utilities when a tenant moves in?
Campbell+Dean will notify the utilities and the local authority that your tenants have moved in and update them with meter readings accordingly.
Inventory and Schedule of Property Condition
Campbell+Dean will organise the preparation of an Inventory and Schedule of Property Condition prior to the tenancy commencing. Campbell+Dean do not make an additional charge for their provision.
